Can you hold a place before I apply?
We operate on a first come first serve basis and are unable to place a hold on a property before you apply. -
Do I pay first month’s rent and last month’s rent with my security deposit?
Security Deposit is due within 24 hours of being approved. Rent will be prorated from the day you move in, until the last day of the same month. -
How old do you have to be to apply?
18 years of age. -
Is the deposit refundable?
Security Deposits are refundable after the move-out inspection has been completed and reviewed by our inspector. The refundable amount will be determined after comparing the move-in and move-out inspections. We have 30 days from the date you turn in keys to notify you of your security deposit return. -
Who needs a cosigner?
An applicant who is unable to qualify as an individual. -
I see a property I like. How do I view a property?
If the property is available now, there will be a link in the description. We currently use Tenant Turner to schedule all of our viewing appointments. Unless the property can only be shown by appointment only, you will contact our office and schedule an appointment with one of our leasing agents. -
You have a property I want to rent. How do I apply?
You will click “apply now” on the property you are interested in renting. Make sure you upload an ID and current proof of one month's worth of income. If you have pets, please submit 2 photos and if they are emotional support or service animals, please submit all required documentation to our office for review. -
How do I pay rent?
We offer several payment options. You may pay through our tenant portal (a convenience fee may be applied for certain methods of payment), Electronic Cash Payments at CVS, Walgreen, and Walmart, Check, Money order, or certified check. -
I want to get a pet. What should I do?
Please contact our office to confirm your property is pet friendly. You need to submit the name, 2 most recent photos of your pet, type and breed, age and weight of your pet . Also, you will be required need to pay the non-refundable pet fee and pet rent (if applicable). -
I want to move out, but my roommate wants to stay. What should I do?
Your roommate(s) must qualify for the property without your income and application. If they do, then we will provide you with a roommate release form. -
My lease expiration is coming and I want to move out. What should I do?
You can submit a 30/60 day notice (according to your lease). Please call our office and we will email it to you or you can submit it through the tenant portal. -
Who is responsible for paying for repairs & maintenance requests?
If it has been deemed due to tenant negligence, the tenant will be responsible for the cost of the repairs. Any general wear and tear is the owner's responsibility.
